Salou shows how it will expand into the "future" Sector 04

Salou. Costa Dorada. 20 December 2017. Salou projects an ambitious expansion of more than 44 hectares that will constitute a new commercial axis and will represent important economic improvements for the city. The mayor, Pere Granados, and the councillor for Land Management, Marc Montagut, have proudly presented how this expansion will be. It will be technically known Sector 04 and only the partial plan was shown.

This project, which will start to be real in the third quarter of 2019, will provide new equipment and infrastructures for Salou. As the mayor said: "they are necessary for its economic boost, to generate employment and increase the quality of life".

This new sector 04 becomes the new strategic axis of development of Salou, at tourist, commercial, service and sports levels, abandoning the scope of sector 03-Barenys to move to the new partial plan of sector 04; better known as Emprius North. The land that will house the new equipment limits with the C-31b (the highway from Reus to Salou), the Vial de Cavet and until the Paseo 30 de Octubre. Administrative procedures follow their course and the project was initially approved this December in the plenary session.

The mayor has assured that government considered that "with the development of this sector we strengthen our tourist destination because we promote a new model and concept of hotel accommodation, resort style, adapted to the new demand and trends, and thus creating an offer that makes us more competitive compared to other destinations ". In addition, the sector is defined as a commercial area of six hectares and responds to the demand for hotel beds in the municipality. The mayor also explained that "providing equipment such as a Sports City, we not only give a new service to our entities and citizens, but we also open ourselves to an important segment such as sports tourism, since it offers us the opportunity to diversify our offer with a new specialization ", and added that "on the other hand, we provide a space for shopping center and bussines center, as well as an area for light showcase industry, which adapts to the strategy of creating a great pole of business attraction and promotion for the local economy ".

In addition, in regard to the expansion of the hotel plant in the municipality, Granados explained that remains the interest of Hard Rock to establish in Salou and that news, in this regard, are positive.

But how will that new urban distribution be? The Plan includes four differentiated zones:

  • Residential,
  • Hotelier,
  • Commercial,
  • Tertiary and services

First, a hotel zone with 2,000 rooms spread over a maximum of four high-quality resorts (ground floor + 4) that will expand the city's tourist offer. Secondly, the municipal sports city, equipped with 10 hectares of land housing green areas and equipment with the capacity to develop a whole series of sports, recreational or competition activities. This second area will be a new attraction and an increase of the offer with the main objective of deseasonalizing the tourist season and generating important benefits for the municipality. The third zone is the one that will house an area of 17,000 meters of commercial roof and an office park with 5,000 meters. The global project includes both tourism and business offerings and services, and will help reactivating municipal economy.

On the other hand, the council member for Territory Management, Marc Montagut, explained "we have proof of the interest this plan has already generated in many operators from different areas and sectors, especially hotel and commercial".

It is also planned to create up to 145 new homes (ground floor + 3). In short, all this sector and the projects that will be developed aim to boost the economy and deseasonalizing the seasonality, striving to increase the quality of life of citizens, since it will create more stable and long-term employment, with more than 1,000 jobs.

Urbanization of this new sector will also mean the improvement of the viability of the municipality since it creates a new urban road that would link with the AP7 highway. These works could approach 16 million euros. By the end of 2018 it’s expected to be definitively approved, and from autumn 2019 the new parcelling and urbanization could be developed.
